1. What these terms cover
These Terms of Use set out the rules for using flatsed.com and any associated mobile applications (together, the “Platform”). They apply to all visitors, registered users, letting agents, and landlords who access the Platform in any way. Please read them carefully before using the Platform.

3. By using the Platform you accept these terms
By accessing or using any part of the Platform, you confirm that you accept these Terms of Use and agree to comply with them. If you do not agree with any part of these terms, you must not use the Platform.
We recommend that you print or save a copy of these terms for your records. These terms refer to our Privacy Policy and Cookie Policy, which also apply to your use of the Platform.
4. We may make changes to these terms
We may revise these Terms of Use at any time by amending this page. We will make reasonable efforts to notify registered users of material changes by email or through the Platform. Please check this page regularly to take notice of any changes, as they are binding on you. Your continued use of the Platform after changes are posted constitutes acceptance of the revised terms.
5. We may make changes to the Platform
We may update and change the Platform from time to time to reflect changes to our services, user needs, business priorities, or legal and regulatory requirements. We will try to give you reasonable notice of any major changes. The Platform is made available free of charge for tenants. We do not guarantee that the Platform, or any content on it, will always be available or uninterrupted.
6. Your obligations and acceptable use
You may use the Platform only for lawful purposes. You must not use the Platform:
- In any way that breaches any applicable local, national, or international law or regulation
- In any way that is fraudulent or deceptive, or has any fraudulent or deceptive purpose or effect
- To transmit or procure the sending of any unsolicited advertising or promotional material (spam)
- To scrape, crawl, or use automated means to access the Platform or extract data without our prior written consent
- To attempt to gain unauthorised access to any part of the Platform, the server on which the Platform is stored, or any server, computer, or database connected to the Platform
- To harass, threaten, intimidate, or abuse other users, agents, or landlords
- To post false, misleading, or defamatory content, including fabricated reviews or fictitious property listings
- To circumvent any security measures, access controls, or rate limits applied to the Platform
- To create multiple accounts for the same person, or to impersonate any person or entity
We reserve the right to investigate any suspected violations and to take appropriate action, including reporting activities to law enforcement authorities.
7. Platform content
The Platform aggregates property listings from multiple sources, including letting agents, landlords, and third-party data providers. While we take reasonable care to present accurate information, we do not verify every listing and cannot guarantee the completeness, accuracy, reliability, or availability of any content displayed on the Platform.
Property descriptions, photographs, floorplans, pricing, availability, and other listing details are provided by third parties and may change without notice. You should always verify all material details directly with the relevant agent or landlord before entering into any tenancy agreement or making any financial commitment.
The Platform may display estimated rental values, area statistics, transport links, and other supplementary information. These are provided for general guidance only and should not be relied upon as the sole basis for any decision.
8. Registration and accounts
Certain features of the Platform require you to create an account. When registering, you must:

- Provide accurate, current, and complete information as requested
- Keep your account information up to date
- Keep your login credentials confidential and not share them with any other person
- Notify us immediately if you become aware of any unauthorised use of your account
You may register using an email address and password, or through a third-party authentication provider (such as Facebook, Apple, or Google). When using third-party authentication, we receive certain profile information from that provider as described in our Privacy Policy.
During the early access period, registration requires a valid invitation code. Upon creating an account, you will receive three (3) single-use invitation codes that you may share with others. Each invitation code may only be used once and cannot be transferred, sold, or exchanged for value. We reserve the right to modify, suspend, or discontinue the invitation system at any time.
You are responsible for all activity that occurs under your account. We reserve the right to disable any account at any time if, in our reasonable opinion, you have failed to comply with these terms.
9. Personal information you provide
To use certain features of the Platform, you may be asked to provide personal information including your name, email address, phone number, salary or income details, information about pets, and right to rent documentation. This information is used to match you with suitable properties, facilitate viewings and tenancy applications, and improve our services.
You must ensure that all information you provide is accurate and truthful. Providing false information, particularly regarding your right to rent in the United Kingdom, may result in immediate termination of your account and may be reported to the relevant authorities.

10. Intellectual property
We are the owner or licensee of all intellectual property rights in the Platform, including its design, source code, database structure, branding, logos, and original content. These works are protected by copyright, trademark, and other intellectual property laws in the United Kingdom and internationally.
You may view, download, and print pages from the Platform for your own personal, non-commercial use, provided you do not modify any content and you retain all copyright and proprietary notices. You must not use any part of the Platform content for commercial purposes without obtaining a licence from us or our licensors.
The Flatsed name, logo, and all related product and service names, design marks, and slogans are trademarks of Flatsed Ltd. You must not use them without our prior written permission.
11. User-generated content and reviews
The Platform allows users to post reviews of properties, agents, landlords, and neighbourhoods. When posting content, you must ensure that:
- Your content is honest, factual, and based on genuine personal experience
- You only review properties you have actually viewed or occupied as a tenant
- Your content does not contain anything that is defamatory, discriminatory, threatening, obscene, or otherwise objectionable
- Your content does not infringe any third party’s intellectual property rights or privacy
- Your content does not contain personal information about other individuals without their consent
By posting content on the Platform, you grant Flatsed Ltd a non-exclusive, worldwide, royalty-free, perpetual licence to use, reproduce, modify, display, and distribute that content in connection with the operation of the Platform.
We reserve the right to remove or edit any user-generated content at our discretion, without prior notice, if we believe it violates these terms or is otherwise inappropriate. Landlords and agents may respond to reviews publicly through the Platform.
12. Viewing bookings
The Platform enables you to request and book viewings of properties listed on the Platform. We facilitate the booking process but are not a party to any arrangement between you and the agent or landlord. All viewings are subject to availability and confirmation by the relevant agent.
If you need to cancel a viewing, please do so with reasonable notice through the Platform. Repeated failure to attend booked viewings without cancellation may result in restrictions on your ability to book future viewings.
13. No warranty
The Platform is provided on an “as is” and “as available” basis. To the fullest extent permitted by applicable law, we make no representations or warranties of any kind, express or implied, regarding the Platform or its content, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, or completeness.
We do not warrant that the Platform will be uninterrupted, timely, secure, or error-free, or that any defects will be corrected. We do not guarantee the accuracy of any property listing, rental price, availability, or other information provided through the Platform.
14. Suspension and termination
We may suspend, restrict, or terminate your access to the Platform at any time, without prior notice, if we reasonably believe that:
- You have breached any provision of these terms
- Your account has been involved in fraudulent or illegal activity
- Your continued use of the Platform poses a risk to other users or to the integrity of our services
- We are required to do so by law or regulation
Upon termination, your right to use the Platform will cease immediately. We may retain your data in accordance with our Privacy Policy and applicable law.
15. The Platform is for users in the United Kingdom
The Platform is directed at users who are resident in the United Kingdom. We do not represent that the Platform or its content is appropriate for or available in other locations. If you access the Platform from outside the United Kingdom, you do so at your own risk and are responsible for compliance with local laws.
16. Third-party websites
The Platform may contain links to third-party websites, applications, or services that are not owned or controlled by Flatsed Ltd. We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party websites. Inclusion of a link does not imply endorsement.
17. Linking to the Platform
You may link to the Platform’s homepage, provided you do so in a way that is fair and legal and does not damage our reputation or take advantage of it. You must not establish a link in such a way as to suggest any form of association, approval, or endorsement on our part where none exists. You must not frame the Platform on any other site. We reserve the right to withdraw linking permission without notice.
18. Limitation of liability
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited by English law.
To the extent permitted by law, we exclude all conditions, warranties, representations, or other terms which may apply to the Platform or any content on it, whether express or implied.
We shall not be liable to you for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, goodwill, or other intangible losses, arising out of or in connection with your use of the Platform. Where our liability cannot be excluded, our total aggregate liability to you shall not exceed the greater of £100 or the amount you have paid to us in the twelve (12) months preceding the event giving rise to the claim.
We are not responsible for any loss or damage arising from your reliance on property listings, reviews, area information, or other content provided through the Platform. You are solely responsible for verifying all information before making decisions regarding tenancy agreements or financial commitments.
19. General provisions
- Entire agreement: These terms, together with our Privacy Policy and Cookie Policy, constitute the entire agreement between you and Flatsed Ltd regarding your use of the Platform.
- Severability: If any provision of these terms is found to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.
- Waiver: Our failure to enforce any right or provision of these terms shall not be deemed a waiver of such right or provision.
- Assignment: You may not assign or transfer your rights or obligations under these terms without our prior written consent. We may assign our rights and obligations without restriction.
- Force majeure: We shall not be liable for any failure or delay in performing our obligations where such failure or delay results from circumstances beyond our reasonable control.
20. Governing law and jurisdiction
These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
If you are a consumer, you will benefit from any mandatory provisions of the law of the country in which you are resident. Nothing in these terms affects your rights as a consumer to rely on such mandatory provisions of local law.
