An early-stage company focused on fixing long-term renting in the UK
Our Mission
Flatsed is building the easiest and most personalised platform for long-term renting in the UK, bringing listings, recommendations, reviews, bookings, and tenancy management into one place.
Over time, Flatsed aims to reduce common rental barriers such as pet restrictions, deposit friction, and avoidable landlord-tenant disputes, while staying aligned with landlord and agency needs.
What we are validating now
The business is still at validation stage. These are the three things we need to prove before broader scaling assumptions matter.
- Validate renter demand9%Now: 9 waitlist signupsTarget: 100 waitlist signups
- Validate agency cooperation0%Now: 0 cooperating agenciesTarget: 5 cooperating agencies
- Sign the first commercial agreement0%Now: 0 signedTarget: 1 signed
The Opportunity
Long-term renting in the UK is still fragmented, inefficient, and stressful. Tenants jump between portals, repeat the same steps, and struggle to compare homes properly. Agents and landlords rely on disconnected tools across listing, enquiries, viewings, and tenancy management.
Flatsed is focused on one problem: making long-term renting easier and more personalised by bringing search, recommendations, reviews, bookings, and tenancy management into one platform. We are starting with the UK long-let market, where the pain is obvious and the workflows are still badly served.
Use of funds
Indicative early operating cost lines we will need to cover. Marketing is the unknown — it will be estimated through live acquisition tests.
Illustrative operating model
Not a forecast — just a simple way to show what one completed tenancy is worth and roughly what the early business needs to cover its costs.
Figures are illustrative only — they assume the operating-model assumptions above hold and that we hit our cooperation targets with letting agencies.
Not an ROI statement. Actual outcomes depend on renter demand, agency cooperation, pricing, conversion, retention, legal structure, and acquisition cost.
Near-term roadmap
The immediate focus is the UK. Expansion only matters once the core product, renter experience, and agency-side economics are working reliably in one market.
- Near term — improve the UK product, grow listing coverage, and tighten the search-to-tenancy experience.
- Next — deepen agency workflows, improve conversion economics, and expand UK coverage further.
- Longer term — evaluate adjacent markets only after the UK model is working at meaningful scale.
What We Have Built
- Aggregated listings from all major UK letting agents in one search
- AI-powered personalised matching that learns from every interaction
- Verified tenant reviews designed to add trust and decision-making context to rental search
- Integrated viewing bookings, tenancy management, and maintenance reporting
- Agency portal with dashboard, API, lead management, and review responses
Business Model
Flatsed is free for tenants. Our commercial model is designed around agency and landlord value: better demand capture, better matching, and a smoother path from enquiry to signed tenancy.
We are currently testing a success-fee-led model for agencies, with commercial structure and pricing to be refined through live market adoption. The principle is simple: tenants should not pay to search, and our revenue should be tied to real transaction value.
Market Position
Flatsed sits between rental search and tenancy operations, where users currently move through multiple disconnected products. Our current advantages are practical rather than theoretical:
- A single product flow from discovery to tenancy management, rather than a portal that stops at lead generation
- Personalisation built around real renter interactions, not just generic search filters
- A product strategy aimed at reducing friction for both tenants and landlords, not optimising only one side of the market
Team
Founded by Elizaveta Velikhova. Flatsed came from direct experience of how frustrating the London rental market is for normal renters. Andrew Lukin runs the office and supports operations alongside the founder. The company is London-based, bootstrapped, and currently focused on disciplined product execution.
